The close timeline was negotiated - the buyers wanted possession quickly and our sellers were able to work with it.  That part isn't standard, and we won't pretend it is.  What is repeatable is everything that happened before the offer came in.

A fast sale is the outcome of decisions made before the sign goes up.  These are the ones that mattered here.

Preparation

The house was painted throughout in a neutral palette, the light fixtures were updated, and every room was professionally staged before a camera came through the door.  Outside, the garden beds were re-mulched, the lawn brought back, and the rear deck refreshed.  On a lot this size the backyard is the reason people book a showing, so it had to photograph like the selling feature it is.

Pricing

We ran the comparables in Cornell Village and priced the home to where the market was, not to where it would have been flattering to price it.  Overpricing a home is the most expensive mistake a seller can make, because the first two weeks of attention are the only two weeks a listing gets for free.

Photography and video

Full photography package, a two-minute video tour, and a floor plan.  Buyers decide whether to book a showing from a phone screen.  The images are the showing before the showing.

Every listing we take gets its own property website, so buyers researching the address find our presentation rather than a third-party aggregator's.

Paid campaign

Targeted advertising on Facebook and Instagram aimed at buyers actively looking in Markham, running from launch through to the offer.

Offer handling

We set an offer date, and more than one offer came in on the day.  The strongest buyers needed a quick possession and our sellers were able to accommodate it, so that flexibility went to work on the price rather than being handed over for nothing.  The home sold over asking.
