43 Cornell Common sold in fourteen days and closed thirty-one days after it was listed. It sold over asking, and the buyers had keys inside a single calendar month.
The close timeline was negotiated - the buyers wanted possession quickly and our sellers were able to work with it. That part isn't standard, and we won't pretend it is. What is repeatable is everything that happened before the offer came in.

The house was painted throughout in a neutral palette, the light fixtures were updated, and every room was professionally staged before a camera came through the door. We ran the comparables in Cornell Village and priced the home to where the market was, not to where it would have been flattering to price it. Overpricing a home is the most expensive mistake a seller can make, because the first two weeks of attention are the only two weeks a listing gets for free.
